GRS was located in an antiquated turn-of-the-century industrial facility when the new owners, Sasib International retained PBA to program and select a site for a new high technology engineering and manufacturing facility. They sought a site and building that would create a flexible, pleasant setting for a new company culture.

The principal requirements included a 120,000 square foot manufacturing assembly area with a 24 foot high clear ceiling accommodating assembly functions, receiving, storage, and a crane assembly area where large railroad signal control units are assembled and shipped. The building also required an employee dining area, lobby for visitors, an engineering department, and facilities to assemble computer processing and testing facilities.

The owners requested a design that could serve as a future warehouse should they ever desire to sell the building. The high bay and open floor plan was established to meet this need.

In less than six months our firm evaluated sites, programmed the facility, developed a design and contract documents, and began construction. The contractor was selected based on a guaranteed maximum price with shared savings between the owner and contractor.
